Mountain Road Technology Park

The Mountain Road Technology Park is a proposed master-planned data center campus located along Route 33/Mountain Road in Hanover County. The project is consistent with the County’s recently adopted Route 33 Gateway Small Area Plan and Envision Hanover Comprehensive Plan, which identify this area as an Employment Center and part of the Mountain Road Gateway Economic Development Zone.

Community Impact

Water

The project will use efficient cooling systems that minimize water consumption. All water and wastewater infrastructure improvements will be funded by Tract and designed in coordination with the County to ensure adequate capacity for residents and future growth.

Power

The project location was chosen because of its proximity to existing power infrastructure. Power for nearby residents and businesses will not be affected. Tract will coordinate closely with utility providers to maintain reliability and meet all safety and environmental standards.

Traffic

Data centers generate far less daily traffic than other industrial or residential developments. During construction, traffic management plans will be implemented to minimize impacts, and access will primarily be from Route 33. No permanent access will come from Winn Church Road.

Visual Impact

Natural vegetation, berms, and substantial setbacks will be used to screen buildings from view. Lighting will comply with local ordinances, and sound levels will remain below allowable limits. The result will be a campus-style environment that blends into the existing landscape.

Several factors make a good location for a data center. Tract looks at a number of factors when considering a site. These include things like:

  • Preexisting high voltage electric transmission lines, capable of serving a facility, with minimal extension required so as not to disrupt communities with new overhead power lines
  • Accessibility to other public utilities, such as water, sewer, and fiber infrastructure
  • Sites sufficiently sized to construct a master planned campus with sufficient space to accommodate setbacks and buffers that exceed zoning requirements
  • Proximity to workforce that can fill the construction and permanent data center jobs that will be created;

This site was chosen based on the County’s future land use plans, proximity to utilities and infrastructure, access to regional transportation systems, power availability, and the overall vision for this type of use in the Route 33 Gateway Small Area Plan.
